What does landlord insurance cover?
A standard landlord (dwelling fire / DP) or lessor’s risk policy is designed for non-owner-occupied properties and typically includes:
-
Dwelling (Building): Repairs or rebuilds the structure after a covered loss (fire, wind, hail, certain water damage).
-
Other Structures: Fences, detached garages, carports, storage buildings.
-
Landlord’s Personal Property (optional): Your appliances, window units, tools you keep on-site (not tenant belongings).
-
Loss of Rents: Replaces rental income while the unit is uninhabitable due to a covered claim.
-
Liability: Protects you if a tenant/guest alleges injury or property damage due to your premises or negligence.
-
Medical Payments to Others: Helps with smaller medical bills for injuries occurring on the property — paid quickly, without litigation.
Important: Tenants’ belongings aren’t covered by your policy. Require Renters Insurance from every tenant.
Smart add-ons we often recommend
-
Vandalism & Malicious Mischief: Covers intentional damage by tenants or others.
-
Water Backup / Sump Overflow: For damage from backed-up drains or sewers.
-
Equipment Breakdown: HVAC, boilers, built-in systems (sudden mechanical/electrical breakdown).
-
Ordinance or Law (Building Code): Pays the added cost to bring older structures up to current code after a covered loss.
-
Service Line Coverage: Buried water/sewer lines on your property.
-
Wind/Hail Deductible Options: Percentage vs. flat; we’ll right-size this for Dallas hail seasons.
-
Vacancy / Renovation Endorsements: Keep coverage aligned if the unit is vacant or under remodel.
-
Short-Term Rental Endorsements: If you host through Airbnb/VRBO, you need the right policy form.
-
Personal or Commercial Umbrella: Higher limits that sit above your landlord and auto liability.
What’s not covered
-
Tenant belongings (they need Renters Insurance).
-
Flood (surface flooding from outside). Consider a separate Flood Insurance policy.
-
Wear and tear / maintenance (old roofs, gradual leaks, rot).
-
Intentional acts by the insured and certain tenant-caused damages if excluded by your form.
-
Earth movement (unless specifically added).
We’ll review exclusions in plain English and fill the gaps where it makes sense.
What impacts your price?
-
Property factors: Year built, roof age/material, updates to plumbing/electrical/HVAC, building security.
-
Location: Hail frequency, fire protection class, prior weather losses in your area.
-
Occupancy & use: Long-term vs. short-term rental, vacancy, student housing, Section 8, pets.
-
Limits & deductibles: Building limit accuracy, wind/hail deductible structure, optional endorsements.
-
Claims history: Both property and personal loss history matter.
Tip: Recent roof, plumbing, or electrical updates can lower premiums — tell us what’s been improved.

FAQs
Is landlord insurance different from homeowners insurance?
Yes. Homeowners is for owner-occupied homes. Landlord policies are built for rentals, add loss of rents, and adjust liability to landlord exposures.
Do I need coverage if the home is vacant?
Standard policies limit coverage during vacancy. If you’re between tenants or renovating, we’ll place a vacancy or builder’s risk solution so you’re not exposed.
Are short-term rentals covered?
Only if the policy is written or endorsed for it. We’ll place the proper form for Airbnb/VRBO use and confirm platform “host guarantees” do not replace real insurance.
Should I add Medical Payments coverage?
Yes — it’s inexpensive protection that helps pay smaller injury bills quickly and can prevent minor incidents from becoming major claims.
What about vandalism and tenant damage?
Some policies include it, others exclude or limit it. We’ll make sure Vandalism/Malicious Mischief is addressed so you’re not paying out of pocket.
